Seller Concessions in California (U.S.) Residential Transactions

Prevalence, MLS Reporting Differences, and Implications for Appraisers

Seller concessions are present in nearly half of U.S. home sales, and the 2024 NAR settlement has changed how, and whether, MLSs report them. This note summarizes recent national and California prevalence data, highlights large regional variation within the state (particularly the low rates in Bay Area counties), and discusses differences in MLS data availability between systems such as CRMLS and MLSListings. Practical implications for appraisers are outlined. Two draft protocols follow: one for regression models fitted without a concession field, and one for sales comparison grids built from such models, which sets out when the omitted concessions call for no change, a correction to the indicated value, or concession data in the model.
