Each is drawn on the map from the 400 m grid cells that hold at least 3 of its sales.

Carmel includes Carmel-by-the-Sea and Carmel Highlands. North Monterey County covers Prunedale, Royal Oaks, Aromas and Castroville. Not analysed: Sand City and the small unincorporated places, which have too few sales for a model.

Monterey, Seaside and Pacific Grove use the ocean view, measured from lidar around each house’s building outline. In Carmel, Marina and Pebble Beach the view gave no gain on held-out sales, because location already carries the view, so their models leave the view out.
