San Francisco
Market area models for the City and County of San Francisco, one set per property class. Each class has its own models: single-family detached houses are not mixed with attached houses, condominiums, multi-family or mobile homes.
Single-family detached houses
MLS subclass Single Family Home, building type Detached. Effective date 1 October 2026; built 1 November 2026.
San Francisco is fitted whole, as one market area of 13,321 sales, with the San Francisco Association of Realtors’ ten districts (District 1 Northwest to District 10 Southeast) as a factor: one shift in value per district, beside the smooth curves in latitude and longitude. Each district is broken into subdistricts (8A Downtown, 8B Financial District, 8C Nob Hill, and so on), which are the MLS areas of the listings; the subdistricts are too many, and several too small, to fit one by one.
