Cities
Santa Cruz, Watsonville and Scotts Valley are drawn on the map as the city limit plus the 400 m grid cells that hold at least 3 of their sales, since many of their sales lie outside the city limit.
Unincorporated markets
Each is drawn on the map from the 400 m grid cells that hold at least 3 of its sales.
Los Gatos Mountains is the Santa Cruz Mountains above Los Gatos, on the Santa Cruz County side. Not analysed: La Selva Beach, whose 122 fitting sales gave no model that held up on held-out sales, and the small unincorporated places, which have too few sales for a model. Every town is fitted on lots from 500 square feet to 100 acres.
Aptos uses the ocean view in both models and Capitola in its log model, measured from lidar around each house’s building outline. In Soquel and Capitola’s $ model the view gave no gain on held-out sales, and in Santa Cruz it made the models unstable, so those models leave the view out. In the mountain towns fewer than 1% of sales see any ocean through the trees.
