Unlike the county models, this study keeps every closed sale, so a house that sold twice counts twice; a sale recorded on two listings counts once. Both models use the ocean view, measured from lidar around each house’s building outline, in place of the distance to the ocean and the houses in between. Where no listing of a house gives its living area, the area is estimated from the building footprint and marked living area (est); the guide gives the rule.
